Tips for efficient maintenance
  • Active attention of managers
    The maintenance of elevators are often outsourced to third parties.
    However, the third parties are not able to perform daily inpsection nor do they acknowledge the normal functions or performance all the time.
    Therefore, maintenance businesses require active interest from managers or operators for the right maintenance.
  • Make a note of issues on a daily basis and add those to the inspection checklist for maintenance inspection.
    Minor faults are normally ignored during the maintenance inspection unless they cause trouble in daily operation but this indifference might lead to further fault or accidents. Therefore, minor faults written on the checklist shall not be excluded from inspection checklist even though there is a time limit during periodic maintenance.

    Once you notify the maintenance team to report the failure, document the contact time, arrival time of the A/S staff, and the time of completion of repair.
    This can be used for periodic statistics regarding non-operating hours of elevators.
    ※ Non-operating hours refer to the period when the elevators are not available during inspection due to failure, and shall be managed based on monthly average time.
    The aim of managing elevators is to minimize the risks of accidents and discomfort of clients through efficient operation of elevators so reducing the non-operating time of elevators could be a scale to measure the capacity of maintenance businesses.
  • Users shall be attentive to the current conditions of maintenance businesses.
    Some put costs as priority when contracting with maintenance businesses.
    When you select a maintenance business that lacks of technical skills but provides cheap services, the lifecycle of high-priced elevators might be significantly decreased compared to optimally maintained elevators and ultimately cause the damage to users’ safety.
